The Project Superintendent’s responsibility includes the overall day-to-day supervision of field related construction activities for one or a small number of locally grouped commercial, institutional or industrial construction projects.
Responsibilities include: directing craft personnel and subcontractors; scheduling and sequencing the day to day activities of work; interfacing with client to insure their satisfaction; overseeing individual projects to assure compliance with the scope and quality as established by the contract documents; enforcement of site cleanliness, safety, health, and substance abuse programs; proactively anticipating and solving problems that could delay construction; promoting and instilling TMG’s values into the workforce; managing the permit and inspection process, physically inspecting projects to monitor progress and compliance with project standards; maintaining QC/QA files and updating as-built drawings; and attending and conducting regularly scheduled progress meetings.
- Ensuring that all projects are performed in accordance with contractual and quality standards;
- Meeting with client personnel on a regular basis to discuss the status of projects, to proactively identify and resolve problems and to assure that the client is kept knowledgeable about the status of the work;
- Scheduling and directing the day-to-day activities of work and taking necessary action to assure that the project objectives of cleanliness, safety, price, schedule, quality and process are met;
- Maintaining daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence to keep the various people involved with the project informed of important issues;
- Creating short-interval look-ahead project schedules that make sure that upcoming events are on track and are being proactively attended to;
- Creating and maintaining a culture that values safety, health and cleanliness.
- Conducting and/or attending pre-construction, progress and other project and staff meetings.
- Participating in training and other forms of continuous improvement initiatives.
- A.S. degree in construction management or similar or 10 years of direct experience;
- Minimum 5 years experience in the construction industry with a commercial and/or industrial general contractor;
- Experience in managing a direct hire workforce and subcontractors;
- Proficient with computer software used in the construction industry.
- Understands means and methods of construction associated with the renovation of commercial and institutional buildings typical throughout Washington, DC;
- Has a working knowledge of civil, architectural, mechanical and electrical work;
- Can create a 3D visualization of the end product and knows how to get there;
- Understands the sequencing of work and the strategy of creating effective project schedules;
- Understands how to effectively staff self-performed work activities to achieve levels of productivity that meet or exceed industry norms;
- Has the ability to understand the function and purpose of the final product. Uses the knowledge to challenge the appropriateness of the work in progress;
- Understands contemporary software applications associated with managing and controlling workflow.
